We spend most of our time walking, meeting and talking about Seattle’s neighborhoods, so we thought it would be fun to write a blog post featuring non of our favorite neighborhoods from a companies point of view. Here's our snapshot of Pioneer Square...

Located in the south-end of Downtown Seattle, Pioneer Square is Seattle’s oldest, historic neighborhood. Characterized by late nineteenth-century brick and beam buildings, Pioneer Square tops the list for attracting tech, creative and start-up companies.  

Popular Pioneer Square Office Buildings


The Washington Shoe Building

Located on S Jackson Street between Occidental and Second, this is one of our favorite office buildings in Pioneer Square. With an unassuming street presence you could almost miss this hidden gem. Former home to the Washington Shoe Company for eight decades starting in 1901, their painted name still spans the brick façade.  In the late 1990’s the building was remodeled to become a multi-tenant office building, and is now home to many Pioneer Square businesses, including Olson Kundig Architects and the Seattle Sounders. Our favorite feature – the unique tenant directory board in the building lobby. 


King Street Crossing

Comprised of 4 of buildings and a future development site spanning two blocks, this project is a blend of new and historic buildings. The south-end, known as 505 First was built in 2010 and is known for it’s spacious, modern lobby and robust infrastructure. Connected to 505 on the north is 83 King, a historic building, featuring recently remodeled lobbies. Across King Street to the north is the Merrill Place Building, also undergoing significant lobby renovations and home to Seattle’s renowned Italian restaurant, Il Terrazzo Carmine, and their new street-front concept, Intermezzo. Tenants in the project include EMC Isilon, Capitol One, Blue Nile, Maveron, and the infamous Cowgirls Inc. and Triangle Bar on its corners.


111 S Jackson

Former home to NBBJ Architects and Microsoft (Zune), this brick and beam building features beautiful exposed finishes and a rooftop deck with an inside atrium. In early 2015 the building was leased to Galvanize, a startup co-working office space campus out of Denver, Colorado.  Start-up companies can now lease a desk or a private office with spaces ranging in size for 1 to 15 people.


Union Station

The most modern office building campus in Pioneer Square, Union Station is comprised of 4 buildings centered around a courtyard to the east of the sport stadiums and King Street Station.  Developed in 2000, this project is known for its excellent amenities, modern infrastructure and easy access to transportation, with a bus tunnel stop directly under the project. Many of Pioneer Square’s prominent tenants have chosen this location; including Groupon, Vulcan, Double Down Interactive, Avvo and Getty Images.


Westland & FX McRory

Just north of the Stadiums, you’ll likely know these two building by the well-known FX McRory Sports Bar located on the southeast corner. As of 2015, both buildings are under the same ownership entity. The Westland Building underwent significant renovations in 2008, giving it a beautiful, intimate lobby, conference center and modernized systems. Both buildings are true brick and beam projects and home to many small Pioneer Square Tenants. Significant tenants include Deloitte Digital, Live Nation and Intracorp.   


Smith Tower

One of the most iconic buildings in Seattle and once the tallest on the West Coast, this 101-year-old white historic building is the oldest skyscraper on Seattle’s skyline. Featuring the Chinese Room and an observation deck on the 35th Floor, and a condo at the very top of the building triangle, this quirky Seattle building has housed many major companies, such as Disney, Microsoft Live Labs and Uber. Today the building is home to many Seattle companies, including Dolce Vita Shoe Company and Portent Interactive.

Cool Office Spaces 

Great Business Lunch & Happy Hour Spots

Taylor Shellfish Best place to get local northwest shellfish.  The Oysters are on point! 

Intermezzo Brought to you by the owners of Il Terrazzo Carmine, this is a great spot for a cocktail and an antipasti plate after work.  It’s upscale, but comfortable and has the perfect ambiance for an intimate business lunch or happy hour.

Il Corvo Slightly north of Pioneer Square on James Street this hole in the wall pasta spot features a delicious lunch for under $10. Pasta selections rotate daily and we’ve never been disappointed.

Radici Yet another new Itialian eatery, Radici (formerly Tinello), has great pastas and sandwiches. It’s spacious enough that getting a table isn’t difficult and it has the great brick and beam Pioneer Square atmosphere.

Elysian Unless there’s a game on, we’ve never have trouble finding a spot at this large brewery just across from the CenturyLink Field. They have a delicious steak salad and a great variety of beers. If you're Trevor you will order their chicken sandwich with fries EVERY time...very adventurous.

Altstadt Did someone say beers and brats? If you want a fun, casual place to eat lunch with a cool atmosphere this is it! With rustic wooden tables and steins it’s the perfect blend of Northwest and German beer hall.

Quality Athletics Located on the north-end of CenturyLink Field in the new Stadium Place building this is one of our favorite new sports bars. The throwback sports décor is fun, the menu is interesting and they have a sizable outdoor seating area with an outdoor fireplace on a nice day.  

Salumi Last but not least, if you have the time to wait in the line or get there super early this is one of the best places to get a true Italian salami sandwich in the city. If they have it, get some sliced hot soppressata to go - delicious.

E Smith Mercantile We hear the Back Bar has delicious cocktails.

Damn the Weather We love the name and hear the food and drinks are delish!

Girin We are dying to try this new Korean Steakhouse. Did someone say Joule #2?

Bar Sajor & London Plane – I know what are we doing? We’ve been meaning to try these Matt Dillon restaurants forever. If you’re hanging with a foodie we hear these are both great bets.

Good Bar – Located in the Pacific Commercial Building below Impact Hub (co-working office space). We peeked through the windows and it looks pretty awesome... 

Best Coffee Shops

Zietgiest Need a place to work for the day? This is your spot. Plenty of seating and great Wi-Fi.

Elm Coffee Roasters If you are looking for a Seattle coffee experience this is the place.  Absolutely delicious, strong coffee. You know when it takes three trips back to the bar to get two cups of coffee and all the sides that you’re in for something special…

Caffé Umbria Located in picturesque Occidental Mall this coffee shop feels very European. Great coffee and perfect setting for a morning meeting.

What’s happening in the neighborhood?

·  In 2016 there’s a new building coming to Pioneer Square’s Occidental Mall. 200 Occidental Ave will be home and HQ to Weyerhauser and its 800 employees.

·   Flatstick is bringing indoor mini-golf to the basement of the Pacific Commercial Building below Good Bar, Pizzeria Gabbiano and Elm Coffee Roasters. Scheduled to open early 2016, the bar will also feature 24 taps and a shuffleboard table. 

·  You may have noticed the buildings going up to the north-end of Century Link Field. The first on the west-end, is a newly completed residential tower and home to Quality Athletics and Cone & Steiner specialty foods store. The next building, recently dubbed “Hawk Tower” will be a mixed-use project with residential, retail and 180,000 SF of office. It’s scheduled to be completed August 2017.

·  Located at 450 Alaskan Way, and currently the parking garage for Merrill Place is Hudson Pacific’s new office development site at their King Street Crossing project. This 9-floor office tower is tentatively planned for completion in 2017.
